Mix-used project designed by gmp Architekten is a part of the emerging modern urban quarter Europacity in an attractive location between the main railway station and historic Nordhafen harbour, near the government quarter in the Berlin-Mitte district. The development consists of an urban block with total gross floor area of almost 33,000 sqm with 52% housing for long-term rent, 34% admin, and the remaining areas for retail.

Nordhafen Office and Living is a premium multifunctional building, boasting an impressive 33,000 square meters of space. This space is thoughtfully divided to serve multiple purposes: half of the area is dedicated to long-term rental flats, a third is allocated for administrative use, and the remaining space is designed for retail and restaurant facilities. This versatile design ensures that the building meets a variety of needs, creating a dynamic and convenient environment for all its users.


For those residing or working in Nordhafen, the building offers a plethora of amenities. Over 300 bike stands with associated facilities encourage eco-friendly transportation, while the underground parking is equipped with e-car chargers to support sustainable driving practices. Project is also designed with accessibility and convenience in mind. 

NORDHAFEN LIVING

The residential component of the project is meticulously planned to provide an excellent lifestyle. The 150 residences come in various sizes, catering to a diverse range of preferences and family sizes. Each residence features excellent layouts and high-quality standard furnishings, promising comfort and style. The green interior area includes a rest zone and a children’s playground, promoting relaxation and community engagement.

The project ensures zero consumption of drinking water for irrigation purposes. All rainwater is collected in retaining tanks and used for irrigation, promoting sustainability and preventing any discharge into the sewer system. We also offer advanced water and electrical consumption metering systems. These allow residents to monitor their usage via the internet or cell phone, promoting awareness and encouraging energy savings. By having real-time access to this information, residents can make informed decisions about their resource consumption.

Heating is provided through ecological sources, ensuring a minimal environmental footprint. By utilizing renewable energy sources for heating, we reduce our reliance on fossil fuels and lower greenhouse gas emissions. The building’s location is another significant advantage, as it is within walking distance of some of Berlin’s most iconic attractions, such as the Brandenburg Gate, Unter den Linden boulevard, Tiergarten park, Museum Island, and Berlin Cathedral.

NORDHAFEN OFFICES

The administrative area of the building is not only spacious, providing over 7,000 square meters of rental space, but also designed with advanced user experience in mind. It has the ambition to receive prestigious LEED Platinum and WELL ecological certifications, ensuring a high standard of environmental sustainability and occupant health.

Additionally, WiredScore and SmartScore certifications highlight the building’s cutting-edge connectivity and smart technology features. Tenants will also benefit from the availability of 35 parking spaces and a roof terrace fitted with energy-saving solar panels.


The retail segment of Nordhafen is equally impressive, offering a wide range of dining options and 2,500 square meters dedicated to essential everyday services. This makes the building a convenient hub for both residents and office workers, fulfilling their daily needs within arm's reach.

POSITION

Nordhafen is situated in close proximity to cycling paths, encouraging residents to use bicycles as a healthy and eco-friendly mode of transportation. Additionally, public transport options such as S-Bahn, buses, trains, and the U-Bahn are easily accessible, making it convenient for residents to commute and travel sustainably.

Land work for the Nordhafen project began in May, with construction set to commence at the end of the summer. The entire project is slated for completion in 2027, marking the culmination of a visionary development that aims to enhance urban living and working standards in Berlin.
